Gate duty at a residential society.

Society security is the guarding of a residential society or township: gate and perimeter cover, gate control and visitor management, under a contract with the managing committee. Ours deploys with a named supervisor, incident reporting and escalation set out in the contract, and supervision at 1:10 at each site as a company standard, with the figures set in your agreement.

What goes wrong

Three failures, and what the contract should say

Nobody owns the incident

Write in a named supervisor, a written incident report within a stated time, and footage or access-log retrieval as the agency’s job.

The increase never reaches the guard

The monthly PF and ESI challans for the guards on your gate are available to the committee on request, so the deposits for them are on paper.

Complaints move the guard, not the problem

Specify a named escalation route with a response window at each level: supervisor, area manager, business head.

Common questions

What is society security?

Society security is security guarding for a residential society or township, contracted by its managing committee: gate and perimeter guarding, gate control and visitor management. The contract should name a supervisor and set out incident reports, footage retrieval and escalation, and the monthly PF and ESI challans for the guards on your gate are available to the committee on request.

How many guards does a gated society actually need?

More than the number of posts. A gate manned around the clock needs more than three guards, because three eight-hour shifts cover the clock but not the weekly off. Ask how the agency covers relief.

Who is responsible if someone steals from a flat?

Your contract settles it between you and the agency, which is why the incident report, footage retrieval and escalation clauses matter. Before you sign, write in a named supervisor, a written incident report within a stated time, footage or access-log retrieval as the agency’s job, and a named escalation route with a response window at each level.

What should a managing committee ask for before signing?

The seven checks of the Premierr Standard, each in writing: the PSARA licence covering your society, PF and ESI challans for the guards on your gate, mobilisation and replacement terms, the supervision ratio, incident reporting and escalation, police verification for the people actually posted, and certificates you can verify with whoever issued them — and how the agency covers the weekly off.
