Facility management is the running of a building’s services under one contract: soft services such as housekeeping, reception, mailroom and pantry, and hard services such as HVAC, electrical, plumbing and utilities. We contract it through a group company, with a written statement of work, one supervisor across the services and a named Business Head for escalation.

What is facility management?
Facility management covers the services that keep a building working, from housekeeping, front of house and pest control to HVAC, electrical and plumbing. You can buy all of it on one contract or only the parts you want. We contract it through a group company and confirm the contracting entity in writing before signature.
What is the difference between soft and hard facility management?
People deliver soft services: housekeeping, reception, pantry, mailroom, landscaping and pest control. Hard services are the building’s systems: HVAC, electrical, plumbing and utilities. Splitting them across two vendors is what produces the argument about whose fault a failure was.
Does facility management require a PSARA licence?
No. PSARA regulates private security agencies; facility management sits outside it. The group company that contracts the service carries what does apply to facility staff, Provident Fund, ESI, professional tax and minimum wage, with PF and ESI challans for your site available monthly on request.
Do the same statutory obligations apply to facility staff as to guards?
Yes: Provident Fund, ESI, professional tax and minimum wage. Monthly PF and ESI challans are available on request.
